Gateway Rendering2 Jan 2019Gateway (Roe and Johnson Drive) - 

Construction of the apartments over first floor retail was started last fall. In mid-December, Cinergy Entertainment Group, Inc. announced that they would be joining the project with plans to open in 2020. The 90,000-square-foot facility will include an elevated rope course with zip lines, a “game floor” with 100 interactive games, virtual reality attractions and 16 bowling lanes, in addition to a high-end movie theater. As a result of the Cinergy timeline, which also drove the need to move construction of the three story parking structure forward in the project phasing, the developer had to secure additional financing for the project. Work was halted in December and in March the developer closed on a private financing package that construction to continue in essentially one continuous phase. Construction activity has been slow to resume, primarily because the developer was waiting for a permit from Johnson County Wastewater to begin work on the Cinergy pad site. That approval has been given, and the City issued a building permit for Cinergy the first week of July. In late June, plans for the Marriott Element hotel, located at the Shawnee Mission Parkway/Roeland Drive corner of the site, were submitted and are being reviewed. Plans for the parking garage are also anticipated in the next few weeks. An architect is currently being selected to design the 40,000-square-foot food hall run by celebrity chef Tom Colicchio. Work to secure a tenant for the office building is on-going. The developer is working with staff and the Council to revise the current construction milestones included in the Redevelopment Agreement approved in December 2017.

The project will include:

  • 168 apartments over retail (along Roe and Johnson Drive)
  • 100,000+  sq.ft. of retail/entertainment space
  • 40,000 sq.ft. food hall currated by Tom Colicchio
  • 200 room Element hotel

 

Mission Trails Rendering 2018Mission Trails Project (6201 Johnson Drive) - Construction is ongoing. The project is a multi-family/mixed-use project by EPC Real Estate Group. Designed to match the city’s mission architectural style, the project will contain 200 apartment units, interior courtyard and balconies for each apartment. The building’s featured design element is a 5,000-square-foot restaurant with a large exterior courtyard facing the street. A multi-story parking garage will serve the project, with approximately 50 dedicated public parking spaces included on the first level.The project developer is EPC Real Estate Group. Leasing is expected to begin in the early fall of 2020.

The project will include: 

  • 200 luxury apartments with interior courtyard and balconies
  • 5,000 ground level restaurant space
  • A multi-story parking garage with 50 spaces of public parking on the ground level.


Martway Apartment Project
 (6005-6045 Martway) - After revisions, the Martway Mixed Use Development Preliminary Site Plan was approved in April 2018. The approved mixed use project contains first floor retail with 3 stories of apartments above with approximately 90 units. The developer has not submitted a Final Site Development Plan to the City, and there has not been any construction activity. The developer has made attempts to sell the project and land.

Tidal Wave Auto Wash (6501 Johnson Drive) - The final site plan for the Tidal Wave Auto Wash (6501 Johnson Drive), the former Valero station, was approved in April 2018. The plan included two buildings - a single story car wash tunnel located on the southern portion of the site, and a two story vacuum bay/office building fronting Johnson Drive. Remediation of the underground storage tanks has been completed. The property owner/developer submitted a revised plan that reduced the height of the two story vacuum bay/office building to just one story. The revised plan was recommended for approval by the Planning Commission on June 24, 2019 and will be considered by the City Council on July 17. Pending approval of the revised plan, the owner is ready to proceed to demolition and construction before the end of the year. Construction is anticipated to be completed in 9 months.
Slim Chickens (6591 Johnson Drive) - A building permit has been issued for a remodel of the former Taco Bell location on Johnson Drive. The new business will be a Slim Chickens restaurant. 

Rockcreek Brewing Co.
 (5880 Beverly) - The Special Use Permit was approved in August 2018. The building formerly housed Run Rite Automotive. Planning and design are underway, with no set date for opening announced yet.

5438 Johnson Drive - The City Council has approved a preliminary development plan for property located at the northeast corner of Johnson Drive and Nall Avenue.  This was previously the site of a Pride Cleaners retail outlet. The owner intends to demolish the building and construct a building with a two-story appearance on the site that will have on street parking. Application for final development plan has not been made yet, and there is no set date for when construction will begin.
