(Roe and Johnson Drive) - Work is continuing on the Cinergy development on the eastern side of the site. All of the piers and foundations will be poured by the end of October. The Johnson County Wastewater sewer main has been connected to the site. WaterOne will be replacing a section of their water line requiring that one lane along Roe will be shut down, similar to the work that was done for the connection of the wastewater line last month. The water line will serve the Cinergy building, fire service, and the office building. Minor work is being completed on the apartments and first floor retail pads on the western side of the site began last fall, mostly to prepare for construction to resume most efficiently. Plans have been submitted for the parking garage, and the development team expects to begin work on the foundations for the garage at the beginning of November. Plans for the Marriott Element hotel, located at the Shawnee Mission Parkway/Roeland Drive corner of the site, are still under review. Concept and layout drawings are being developed with the architecture team and the developer for the 40,000-square-foot food hall. Construction on the food hall is expected to begin in summer of 2020. Work to secure a tenant for the office building is on-going. The Council approved an amendment to the 2017 Redevelopment agreement at their October meeting that aligns certain project milestones and triggers for the release of the City’s incentives.

The project will include:
  • 168 one and two bedroom market rate apartments over small retail spaces.
  • 90,000 sq.ft. of retail/entertainment space, Cinergy Entertainment Group, Inc. elevated rope course with zip lines, a game floor, virtual reality attractions, 16 bowling lanes, and a high-end movie theater.
  • 40,000 sq.ft. food hall currated by Tom Colicchio.
  • 200 room Element Hotel.


Mission Trails Rendering 2018

Mission Trails Project (6201 Johnson Drive) - Construction is ongoing. Construction of the parking garage is substantially complete. Work on the apartment interiors is underway. The project is a multi-family/mixed-use project by EPC Real Estate Group. Designed to match the city’s mission architectural style. The project developer is EPC Real Estate Group. Leasing is expected to begin in the early fall of 2020.

The project will include: 
  • 200 luxury apartments with interior courtyard and balconies
  • 5,000 ground level restaurant space with large exterior courtyard facing the street.
  • A multi-story parking garage with 50 spaces of public parking on the ground level.

Tidal Wave Single Story RenderingTidal Wave Auto Spa (6501 Johnson Drive) - The final site plan for the Tidal Wave Auto Wash (6501 Johnson Drive), the former Valero station, was approved in April 2018. The plan included two buildings - a single story car wash tunnel located on the southern portion of the site, and a two story vacuum bay/office building fronting Johnson Drive. Remediation of the underground storage tanks has been completed. The property owner/developer submitted a revised plan that reduced the height of the two story vacuum bay/office building to just one story. The revised plan was recommended for approval by the Planning Commission on June 24, 2019 and was approved City Council on July 17. The owner has completed the majority of demolition of the previously existing building. Construction is anticipated to be completed in 9 months and will begin soon.
Martway Apartment Project
 (6005-6045 Martway) - After revisions, the Martway Mixed Use Development Preliminary Site Plan was approved in April 2018. The approved mixed use project contains first floor retail with 3 stories of apartments above with approximately 90 units. The developer has not submitted a Final Site Development Plan to the City, and there has not been any construction activity. The developer has made attempts to sell the project and land.

Slim Chickens (6591 Johnson Drive) - A remodel of the former Taco Bell location on Johnson Drive is underway. The new business will be a Slim Chickens restaurant.

Rockcreek Brewing Co.
 (5880 Beverly) - The Special Use Permit was approved in August 2018. The building formerly housed Run Rite Automotive. Planning and design are underway, with no set date for opening announced yet.

5438 Johnson Drive - The City Council has approved a preliminary development plan for property located at the northeast corner of Johnson Drive and Nall Avenue.  This was previously the site of a Pride Cleaners retail outlet. The owner intends to demolish the building and construct a building with a two-story appearance on the site that will have on street parking. Application for final development plan has not been made yet, and there is no set date for when construction will begin.
